Collaborating with a developer client, we explored the possibilities presented by an existing residential site nestled beside a churchyard and cul de sac in the village of London Colney. The unique location ensured that there were no concerns regarding overlooking other residential properties, offering a favourable planning advantage from the outset.
This particular property, in need of a comprehensive modernisation, beckoned for a major overhaul. Recognising that simple refurbishment projects often fall short in terms of return on investment, we strategically focused on maximising the property’s potential through further development.
With an eye for profitability, we carefully crafted a plan that would not only breathe new life into the existing structure but also yield significant returns for our client.
We assessed every aspect of the property, working through its maximum potential. Our comprehensive strategy involved integrating strategic design elements and maximising the available space to create a truly desirable and modern living environment.
The scheme involved not just refurbishing the existing property but adding a further 2 bedrooms at 1st floor and into the loft. Demolishing the existing double garage to the side to revert the space back to outdoor amenity space as required to satisfy local planning policy and provided much required off road parking provision. The existing single garage was incorporated into the footprint of the house providing an economical way to add floorspace to the existing property.
The corner of the site to the south east allowed us explore options for a new 3 bedroom detached property. The limitation on outdoor amenity space meant that a small “box” bedroom had to be considered as a study/home office rather than a bedroom again purposely to comply with outdoor amenity space and off road parking provision for a 3 bedroom house. Although our client could market it as a 4-bedroom property at a later date.
By understanding the potential of the site, embracing a major overhaul, and delivering results, we had not only fulfilled our client’s goals but also secured a profitable and rewarding venture.
