How long will the building project take?

How long a project takes from an Architect starting to the building work being completed depends on a number of factors. They include: size of project, if the works are phased, if planning is successful 1st time, builder’s availability and complexity of the design.

Timeframes:

For a small single-storey rear extension using our core package (up to building control approval), this process should take 6-7 months. At this point, you will be able to speak to builders, agree on costs, and commence building.

This is broken down as follows:

8-10 weeks for the measured survey and pre planning design work to be completed.

Then there’s the 8 week period for your local planning authority to approve the scheme.

And finally 8-10 weeks to us to complete the building control drawings.

I would stress, this is a best case scenario.

The building work could take anywhere from 2 -5 months depending on the final scope of works. If you are living in the property during works this will impact how long the building project will take. Lead in times for glazing and kitchens can also impact how long the building works take.

As for larger more complex home extensions or new builds this can takes upwards of 18 months from start to finish.

Delays to a project:

There are many things that can throw a project into delay. For instance planning may take longer than the statutory 8 weeks. This has been the case with most council planning departments for the past 3 years.

If you have to resubmit another planning application because the 1st is refused you can add another 8 weeks plus an Architect’s time to address the reasons for refusal in the redesign.

Another key consideration is if you go down the appeal route if you have been refused planning permission. As of 2024 you’d be looking at a 9+ month wait for a decision.

The weather can also impact how quickly a building is constructed, cold and wet weather can stop work on site and is an unknown quantity.

In conclusion, numerous factors determine the duration of a building project, and in reality, it normally exceeds initial expectations. Overall, we believe that if you’re investing in your forever home, allocating a few extra months in the grand scheme of things is worthwhile.
