Our Tiers

Core

Our core service includes stages 1 – 4 only and is suitable for budget focused projects. This does involve more work for you including project managing the project post stage 4. This is generally a quicker route to building and suitable for experienced clients.


Premium

Our enhanced package includes stage 1-5 and is suitable for design led projects where we are involved at all stages up to construction. This stage does take longer to deliver due to the high level of detailed design work we carry out before building work starts on site.


Enhanced

Our premium package includes stage 6: site works, contract administrator role and/or an interior design package. This can include drawing packages for bespoke joinery or individual room designs. This package will ensure a high-end build.

In order to start any project we require accurate scaled drawings in CAD format of your property including all buildings and ideally an indication of the surrounding neighbour’s building for context purposes.

How to design your perfect home.

Understanding your dreams and aspirations for your project is our first step in the design process. We provide solutions which take into account site, planning and budgetary constraints. Working with you to provide a final scheme that ticks all the boxes.

Different designs based on our discussions and observations with you are then drawn up. This gives you the opportunity to look at different iterations of what is possible.

As part of initial design ideas, we put together outline costs based on industry standard square metre rates. This will give you the opportunity to make more informed decisions about how to proceed.

We then take you through the various design options and refine the chosen design until we reach a point where you are satisfied with how the flow through the house works, how the kitchen is laid out, the placement of furniture, glazing, etc.

We can also provide computer generated images of the scheme to formalise the design in client’s minds if this is part of their initial brief.


Design Development

Planning Consents

Planning preparation

Preparing the relevant drawings and information to submit a planning application for the design. Depending on the scheme we will advise on the type of application route.

Depending on the design of the scheme we may advise you to apply for a pre-planning application. This allows us to get the best design for you out of the planning process.  This involves having a meeting with the planning department to iron out any issues they may have with the scheme before we submit the final planning application. We would strongly recommend this route if you are looking for an innovative design that pushed the boundaries of the norm either through the use of materials or form. Although this may add time and appear to prolong the planning process, it can ultimately save a great deal of time and frustration later, once the planning application has been submitted.

Once the application has been validated, the process to obtain approval takes 8 weeks. As part of the submission, we supply relevant drawings and where required additional information such as Planning/ Heritage/ Design and Access statements to accurately describe the scheme and its compliance with the relevant planning policies.

If we feel the scheme the client wants to submit is contentious from a planning perspective we will tell you. There is no point applying for permission for a scheme that stands no chance. That said it is always worth testing the boundaries as some planning policy is subjective rather than objective. We act on your behalf dealing with meetings and negotiations with the planning officer.

Building Regulations

(Core Package)

This is the final stage of our core package. A Structural Engineer is appointed to undertake the structural design (making sure the building has the necessary foundations, beams, and columns in place). They produce drawings and calculations and we coordinate their information with our drawings – making sure the scheme works with the structural design. Other consultants such as Party Wall Surveyors, Energy Assessors are also engaged at this stage if required. There may also be a requirement to have a build over agreement in place with Thames Water if you are building on top of a public sewer or within 3m.


Building Regulations

On Site works

Detailed design & tender action (Premium package)

This covers the building regulations package and goes further. Detailing in written and drawn format every item within the build from the type of flooring, lighting, electrics to the door handles. We can design and specify bespoke built-in furniture such as built-in wardrobes, etc. We also work with kitchen, lighting and bathroom designers incorporating their designs into our drawings. We then send this tender package of information out to a shortlist of potential contractors to price up. Once all the contractors’ prices come back we go through the costs, checking everything has been included and analyse them. We make a recommendation based on the price, availability, and programme provided. Any omissions or additions to the works are dealt with at this stage so that the cost of the works are brought in line with your budget.

We would recommend the latter option as it gives better building cost certainty, thereby reducing the risk to the client of dramatic cost increases whilst on site. We can not stress this enough. You are about to invest a substantial sum of money and you will want to have complete cost control.

Nevertheless, we always recommend having a contingency in place. When you are doing building work to existing buildings particularly older period properties there may be additional works required once you start opening up the building or ground that could not have been foreseen.

We draw up the building contract (usually one of the JCT contracts) detailing the particulars of the contract such as cost, time on site, working hours and any penalties (LADs), retentions. We act as contract administrator if the contract requires this role to be filled.

Retentions are where a percentage of the contract sum is retained by the client from each monthly payment. This is then partly paid at the end of the job (practical completion) and the final amount after 12 months. This gives contractors a financial incentive to come back and make good any defect arising after the building work has been completed.

On site works & add ons

(Enhanced package)

We are finally ready for building works to start. We will prepare a construction set of drawings which take account of any changes to the scope of works during the negotiations with contractors.

Once on site, if the contractor has any queries or any unforeseen work occurs on site we deal with how to proceed, sorting out any cost and time implications as and when they occur.

We go through monthly valuations from the contractor and certify the work for payment by the client. This gives you the client certainty that you are only paying for the work completed and materials on site.

We attend site once a fortnight to inspect works and discuss any issues. Naturally, if anything comes up we attend site if it’s not possible to rectify it off-site.

Monthly site meetings between relevant parties occur to discuss any issues affecting the project such as costs, programme & design. This is a useful meeting to iron out any issues with all parties present.

We believe design work isn’t complete until the placing of furniture – loose and fitted – has been designed into the room. Our joinery and interior design services offer just that.

Design Visualisations

Architectural visuals (CGIs) are a tool used as part of the design process to convey design ideas when presenting work to clients, submitting planning applications or taking part in competitions.

This is an additional service, where we provide a variety of visualisations from simple block modeling to demonstrate scale and form to more photorealistic imagery showing material and interior spaces.

Clients can sometimes find it hard to decipher 2D plans and visualise a space in 3D. If this is the case please discuss this with us as it is vitally important that clients have a full understanding of what we are proposing.

Joinery & Interior Design

Often spaces are designed and how furniture such as wardrobes, drawers, desks are accommodated are an after thought. We believe design work isn’t complete until the placing of furniture – loose and fitted has been designed into the room.

Whether you are looking for clever storage solutions in an awkward space or a bespoke stand alone item of furniture we are able to design and specify anything from fitted wardrobes to window seats and desks.

As part of joinery design, we work closely with professional joiners and carpenters to achieve the best results.

Using a variety of materials and finishes including from real wood or high gloss veneers to spray painted finishes. 

It is this collaborative working that helps us to deliver high-quality items.
