We were commissioned to transform a poorly laid out, dark ground floor flat into a vibrant modern 2 bedroom flat located in the Victoria Park conservation area of Hackney.
This ground floor flat was purchased by our client and had an overgrown garden. Additionally, it had been neglected for many years by the previous owner.
Looking to maximise the available footprint of the property we reconfigured the internal layout.
The addition of a small infill extension and some internal remodelling has brought life back into this space for homeowner and property journalist, Jo Knowsley.
To create a fluid relationship with the landscaping and offer the sensation of more living space, we installed large double folding doors that open up to the garden. These were installed to the kitchen area and the master bedroom.
The kitchen was moved into the extension forming a galley layout including a dining area with tall double french doors framing views of the newly landscaped rear garden.
Being in the Hackney conservation area meant that the front/street elevation of the property had to be retained. As a result, the render was repainted to smarten the building up. Glazing restored and new secondary glazing installed to improve the thermal performance of the property.
A new hardwood herringbone floor was laid to match the existing floor. It was lovingly refurbished after years of neglect.
