Our task was to design a extension to a detached Victorian property which had a problematic planning history.

The property is located in St Albans. Positioned between a 1980s purpose built block of flats and Victorian terraces.

We were approached by our client tasked with giving them more living space, a kitchen that connected with the living and outdoor spaces. The design had to address the cold and dark aspects of the house.

The dining area was a middle reception room which suffered from being a throughfare and lacking an outlook and connection to the outdoor spaces.

Externally the side return aspect of the garden had become a dumping ground as it was north facing. The ground floor of the house was generally dark and awkwardly laid out.

Previously refused planning applications for a variety of schemes also added to the complexity of the site.

Our solution was to create additional footprint unconventionally. keeping the depth of the extension at 3m along the boundary we used angles to create the lost space.

An existing manhole and complex drainage routes meant that an internal courtyard was formed allowing the ground floor cloakroom to maintain a window.

The angled walls give a freshness to an otherwise simplistic plan and give an opportunity to introduce a window seat with a frameless view of the garden. The seat then transforms to the kitchen using the same materials and finishes for continuity.

A large rooflight to the extension has natural light pouring into the spaces that artificial lighting isn’t required, and bring natural light into a previously dark space. Underfloor heating creates a warm space and removes the need for radiators to be fitted.

The use of vertical course grey brickwork adds some interest externally to the property.

Internally a painted brickwork feature walls and exposed steelwork add a richness in textures within the room.

The resulting spaces are naturally lit, inviting and enjoyable to occupy. They have adapted to the client’s changing needs when they had a baby by allow a single space for all of the family to occupy. A fluid connection with the patio area has further extended the house into the garden.
